Most buyers come to me with a list.

Square footage. Garage space. Number of bedrooms. Whether the kitchen has been updated. How the master bath looks. All reasonable things to want to know. None of them are the most important question.

The most important question is: where do you actually want to live?

Not the house. The life. The community. The daily rhythm of what it feels like to be where you are. That question shapes everything else — and it’s the one most buyers never stop to answer before they start scrolling Zillow.

Why community matters more at this stage than any other

When you bought your first home, the decision filter was practical. Good schools. Commute time. Proximity to family. A neighborhood where kids could grow up safely.

Those filters made perfect sense then. But for most empty nesters and people right-sizing into the next chapter, those filters no longer apply. The kids are grown. The commute may have changed or disappeared. And for the first time in decades, you have the freedom to choose based entirely on what you actually want — not what you need for a life stage you’re no longer in.

• How close do you want to be to family? This one matters more than people admit. Some people want to be close enough for Sunday dinners. Others want a comfortable drive — close, but with a buffer. There’s no wrong answer, but it’s worth being honest about it before you buy.
• What kind of neighbors do you want? Some communities skew toward young families. Others have a strong base of long-term residents or active retirees. The social fabric of where you live affects how connected — or isolated — you feel. It’s worth thinking about.
• What does maintenance look like? A condo or villa community where exterior maintenance is handled feels completely different from a single-family home on a half-acre. Neither is right or wrong — but one of them fits your next chapter better than the other.
• What’s within reach? Healthcare. Cultural amenities. Parks and trails. The things that matter to daily quality of life shift as we move through different chapters. Northeast Ohio — from the Metro Parks system to the medical corridor to the downtowns of Hudson, Medina, and beyond — has more to offer than most people realize until they start looking.
